How Do I Qualify For The Program?

If you have reliable employment with income to support a monthly payment and you are able to be honest with your credit history, you may qualify for one of the programs we offer. My Credit Is Pretty Bad; Can I Still Qualify?

It depends on ones individual situation. All we ask is that you are upfront about your current credit history. At Home Purchase Assistance Canada Inc. our very success is measured against your success.

I’m A New Arrival To Canada Can I Still Qualify?
Absolutely!  At Home Purchase Assistance Canada you are indeed able to participate I our programs. Arriving with no credit history should not penalize you from attaining home ownership. With the “assistance” of a Credit Specialist, we will do our best to help you establish a good credit rating with the two credit bureaus of Canada.

Do I have To Have All Of My Deposit Money Up Front?
No. Depending on the property and your personal credit situation, we may accept a payment schedule that is stretched over a number of months. Each application is reviewed and approved on an individual basis.

How Long Does The Paperwork Take?
If you have submitted a completed application, it usually takes up to 5-10 business days to approve. We require everyone involved in the purchase, for example spouses and common-law spouses to complete a separate application, this will ultimately improve your chances of qualifying.

How Quickly Can I Move Into The Property?
You can move into the property as soon as the Lease to Own contract has been signed and you have provided us with the required Lease Option Deposit.
If purchasing a property through our Pride of Ownership Purchase Program™ or our Discover your Potential Purchase Program™, you may take possession as soon as Home Purchase Assistance Canada gains legal possession of the property.

Can I Have Pets?
Yes. Conforming to city Bylaws. Remember, you are not just renting, you have an ownership stake in the property.

Who pays for property taxes, insurance and condo fees?
All our payment plans are all inclusive: structural (building) insurance, property taxes and condo fees (if applicable) are included. This service is provided by Home Purchase Assistance Canada Inc. to ensure all payments are made in a timely manner.

Who pays for the regular maintenance of the property?
You do. You will be the direct beneficiary of any improvements you make, as they will increase the value of your investment. As you benefit from improvements you make, so are you also responsible for your home's maintenance. Please remember that all homes require periodic maintenance, so this should be budgeted for when considering the monthly payments.

Does It Matter If I am Self-Employed Or Work On A Commission Basis?
Not at all, it’s our pleasure to assisted self-employed and commission-based people to become homeowners. Our qualification process is very flexible and takes into account that your income may not always be guaranteed.

When you find a home you like, just complete the "Contact Us About This Property" form which is located at the top of every property listing page and usually within 24 hours, we will be on the phone with you, discussing what type of financing we can do for you as well as your desired terms. To start this process, there is no cost to you or obligation and we don't even have to meet unless you choose to buy.

We keep it simple, easy, hassle free, without obligation, and strictly confidential. There are not very many people we can't get financed. As we said above, sometimes we can even finance you ourselves and eliminate the banks altogether.
